We don't believe every property should receive the same fashionable furniture, the same neutral palette and the same collection of accessories.
That may create a recognisable designer aesthetic.
But it doesn't necessarily create the right show home.

Send us your floor plan, property details, photographs or existing sales particulars together with the postcode and your intended marketing date.
Depending on the property, we may also recommend a site visit.
We Consider the Buyer
We look at the property's size, style, location, value and likely target market, identifying where presentation can make the greatest difference.

We Design the Staging Scheme
We create a room-by-room furniture and styling plan, selecting appropriately scaled furniture, lighting, artwork, rugs, soft furnishings and accessories from our collection.
We may advise a few cosmetic tweaks to the property before staging takes place to maximise your results.
Photography & Marketing
Ideally, staging is completed before professional marketing photography, allowing the property to launch with the strongest possible visual presentation from day one.
Delivery, Installation & Styling
Our team delivers and installs the scheme before carefully styling the property ready for photography and viewings.
This is where all the small details come together.
Furniture positioning, lamp heights, artwork placement, bedding, accessories, sightlines and how one room visually leads into another all matter.
Furniture Hire & Collection
The staging remains in place for the agreed hire period, helping the property continue to present consistently throughout its marketing and viewing campaign.
At the end of the hire, we arrange collection.

What Can Be Included?
A typical home staging scheme may include furniture for living, dining and bedroom spaces; beds and headboards; sofas and occasional chairs; dining tables and chairs; consoles and sideboards; coffee and side tables; rugs; lamps and decorative lighting; artwork and mirrors; bedding and soft furnishings; plants and greenery; and carefully selected accessories and styling pieces.
Not every property needs everything.
We recommend what will make the greatest visual and commercial difference rather than filling rooms unnecessarily.
Curtains, blinds and bespoke window treatments can also be designed and supplied separately where required.
Which Rooms Should You Stage?
It isn't always necessary to furnish every square metre of a property.
We usually prioritise the rooms that have the greatest influence on a buyer's understanding and emotional response.
The entrance and principal living space are particularly important, followed by the dining area, principal bedroom and any room whose purpose or proportions are difficult to understand when empty.
Smaller or unusual spaces can sometimes benefit disproportionately from staging because furniture answers the question:
“What would I actually do with this room?”
Our recommendation will always depend on the individual property.

Beautiful presentation matters, but ultimately home staging is there to support the sale.
One recent property we staged secured a buyer within three days of going to market. When that transaction later fell through several weeks afterwards, the property secured another buyer and the sale progressed again.
That result isn't a promise that every staged property will sell in three days — property sales depend on many factors, including price, market conditions, location and demand.
But it demonstrates exactly why we believe presentation deserves serious consideration as part of a property's wider marketing strategy.
