Professional Home Staging in Surrey, London & The South East

Helping Buyers See Possibility – Not Just Property

Before a buyer studies the room dimensions, checks the storage or starts thinking logically about whether a property works for them, something else has already happened.

They have felt something.

Warmth. Space. Possibility. Excitement. Or perhaps uncertainty.

That first emotional response can happen incredibly quickly, which is why the way a property is presented matters long before the viewing begins.

At The House Surgery, we provide professional home staging, property styling and furniture hire across Surrey, London and the South East, helping empty and occupied properties look their very best for photography, marketing and viewings.

Established in 2003, our approach combines more than two decades of professional home staging and interior design experience with a deep understanding of the property market and how buyers respond to space.

We don't simply put furniture into empty rooms.

We consider who is likely to buy the property, what they need to understand about it and how we can help them imagine their life there.

Home Staging Isn't Really About Cushions

People sometimes think home staging means making a property look pretty.

Of course, presentation matters — but good staging goes much further.

The sofa, artwork, lighting and accessories are simply tools.

What we're really working with is scale, proportion, flow, function, focus and emotion.

Can buyers immediately understand where the dining table belongs?

Does the smaller bedroom feel like a genuine bedroom rather than an awkward spare space?

Can they see that an open-plan room comfortably accommodates both living and dining?

Does the principal bedroom feel generous?

Is there somewhere to work from home?

Where does the eye travel when somebody first enters the room?

And perhaps most importantly:

Can they imagine themselves living there?

Professional home staging helps answer those questions visually before a buyer ever needs to ask them.

Real Estate Viewing

What Buyers Really See When They Walk Through the Door

Buyers don't experience a property as a collection of individual rooms.

They experience a sequence of impressions.

The entrance.

The light.

The feeling of space.

Where their eye travels.

Whether the rooms make sense.

Whether the property feels cared for.

Whether they can imagine where their furniture would go.

And gradually, consciously or otherwise, they begin deciding whether this could become their place.

That is why our home staging schemes are never designed simply around what looks fashionable.

We stage for the property and the likely buyer.

A first-time buyer apartment needs to communicate something very different from a large family house. A downsizer may be looking for comfort, storage and ease. A premium Surrey property may need to communicate lifestyle, quality and confidence without feeling over-designed.

The aim is not to impose our personality on the property.

It is to make the property's own strengths easier to see.

Empty Properties Ask Buyers to Do Too Much

An empty room may appear larger on paper, but it can actually be surprisingly difficult for buyers to understand.

Without familiar objects for reference, judging scale becomes harder.

  • Will a king-size bed fit?

  • Is there space for a sofa and two chairs?

  • Could six people sit around a dining table?

  • What is that little area by the window actually for?

An empty property also gives the eye nowhere particular to settle. Every socket, awkward corner and minor imperfection can suddenly become surprisingly prominent.

Furniture provides context.

It demonstrates scale, suggests function and helps buyers understand how the spaces relate to one another.

More importantly, it begins replacing the feeling of an empty property with the feeling of a possible home.

Vacant Property Home Staging

For empty properties, we can provide a complete staging and furniture-hire scheme including carefully selected furniture, rugs, lighting, artwork, soft furnishings and accessories.

Everything is chosen for the individual property rather than installed from a generic furniture package.

Our team manages the delivery, installation and styling so that the property is ready for professional photography and marketing.

Cozy Living Room

Occupied Homes Need Editing – Not Erasing

Home staging doesn't always mean replacing everything.

Often, an occupied property already contains good furniture and plenty of character. What it needs is a fresh pair of eyes.

We look at the property from the buyer's perspective and consider what should remain, what might be repositioned, what could temporarily disappear and where a few carefully selected additions would make the greatest difference.

That might mean:

reworking the furniture layout, improving lighting, introducing artwork, editing accessories, changing how a room is being used, adding furniture from our own collection or simply creating more visual breathing space.

The objective isn't to strip every trace of personality from a home.

A property still needs warmth and soul.

We simply make sure that the seller's belongings aren't preventing a buyer from seeing the property itself.

Occupied Property Styling

Our occupied staging service can include an initial consultation, room-by-room recommendations, furniture rearrangement, styling and the hired or purchased addition of selected furniture, artwork, lighting and accessories where required.

Living Room

Furniture Hire That Looks Considered – Not Rented

Furniture hire is a major part of professional home staging, but simply filling rooms with furniture isn't enough.

The wrong scale, layout or style can work against a property just as easily as an empty room can.

The House Surgery has its own extensive collection of furniture, artwork, lighting, rugs, accessories and soft furnishings, allowing us to create schemes specifically around each property.

We consider:

  • The proportions of the room, the architectural style, the property's value, the target market, the likely buyer profile and the visual story we want the marketing photographs to tell.

  • A small apartment shouldn't be overwhelmed by bulky furniture.

  • A substantial house shouldn't feel sparsely furnished.

  • And a premium property deserves furniture and styling appropriate to its position in the market.

Furniture can be hired as part of a complete home staging scheme, from key rooms through to a full-property installation.

Couple

We Start With the Buyer – Not the Furniture

Before choosing a sofa or hanging a piece of artwork, we ask a much more important question:

Who are we trying to connect with?

A home's presentation should support its marketing strategy.

That means thinking about who is most likely to buy the property and what matters to them.

A young professional may need to see where they can work from home.

A growing family needs to understand how bedrooms, storage and shared spaces function.

A downsizer may need reassurance that smaller rooms can still accommodate comfortable, beautiful furniture.

A buyer looking at a high-value property needs to feel that the presentation reflects the quality and lifestyle promised by the asking price.

Understanding the buyer helps us create staging that feels aspirational but believable.

It isn't about creating a fantasy.

It is about helping the right person recognise the possibilities already sitting in front of them.

Our Home Staging Process

We Get to Know the Property

Send us your floor plan, property details, photographs or existing sales particulars together with the postcode and your intended marketing date.

Depending on the property, we may also recommend a site visit.

We Consider the Buyer

We look at the property's size, style, location, value and likely target market, identifying where presentation can make the greatest difference.

We Design the Staging Scheme

We create a room-by-room furniture and styling plan, selecting appropriately scaled furniture, lighting, artwork, rugs, soft furnishings and accessories from our collection.

We may advise a few cosmetic tweaks to the property before staging takes place to maximise your results.

Photography & Marketing

Ideally, staging is completed before professional marketing photography, allowing the property to launch with the strongest possible visual presentation from day one.

Delivery, Installation & Styling

Our team delivers and installs the scheme before carefully styling the property ready for photography and viewings.

This is where all the small details come together.

Furniture positioning, lamp heights, artwork placement, bedding, accessories, sightlines and how one room visually leads into another all matter.

Furniture Hire & Collection

The staging remains in place for the agreed hire period, helping the property continue to present consistently throughout its marketing and viewing campaign.

At the end of the hire, we arrange collection.

What Can Be Included?

A typical home staging scheme may include furniture for living, dining and bedroom spaces; beds and headboards; sofas and occasional chairs; dining tables and chairs; consoles and sideboards; coffee and side tables; rugs; lamps and decorative lighting; artwork and mirrors; bedding and soft furnishings; plants and greenery; and carefully selected accessories and styling pieces.

Not every property needs everything.

We recommend what will make the greatest visual and commercial difference rather than filling rooms unnecessarily.

Curtains, blinds and bespoke window treatments can also be designed and supplied separately where required.

Which Rooms Should You Stage?

It isn't always necessary to furnish every square metre of a property.

We usually prioritise the rooms that have the greatest influence on a buyer's understanding and emotional response.

The entrance and principal living space are particularly important, followed by the dining area, principal bedroom and any room whose purpose or proportions are difficult to understand when empty.

Smaller or unusual spaces can sometimes benefit disproportionately from staging because furniture answers the question:

“What would I actually do with this room?”

Our recommendation will always depend on the individual property.

Before Staging

Before & After – Seeing the Difference

Sometimes the easiest way to understand home staging is simply to see it.

An empty room becomes a living space.

An awkward corner becomes purposeful.

A small bedroom suddenly demonstrates that a bed really does fit.

A large open-plan area begins to make sense.

And a property that previously felt unfinished starts telling a much clearer story.

Real Properties. Real Results.

Beautiful presentation matters, but ultimately home staging is there to support the sale.

One recent property we staged secured a buyer within three days of going to market. When that transaction later fell through several weeks afterwards, the property secured another buyer and the sale progressed again.

That result isn't a promise that every staged property will sell in three days — property sales depend on many factors, including price, market conditions, location and demand.

But it demonstrates exactly why we believe presentation deserves serious consideration as part of a property's wider marketing strategy.

A buyer cannot fall in love with a property they scroll past.

And presentation starts working long before somebody arrives for a viewing.

Home Staging & Rightmove – The Viewing Starts Online

For most buyers, the first viewing isn't actually at the property.

It is on a screen.

The photographs are competing with every other suitable property appearing beside them.

That means your first challenge isn't persuading somebody to make an offer.

It is persuading them to stop scrolling, and book a viewing.

Good staging gives professional photography more to work with.

It creates focal points, demonstrates proportion, introduces depth and helps photographs communicate how a property can actually be lived in.

Great property photography doesn't begin with the camera.

It begins with what is in front of it.

Home Staging Sussex

Home Staging for Properties Already on the Market

Staging isn't only for properties that haven't launched yet.

Often we are contacted after a property has already been marketed for several weeks or months without achieving the expected response.

In those circumstances, we look at the presentation alongside the existing photography and marketing to understand whether the property is communicating its potential clearly enough.

A fresh staging scheme can provide an opportunity to create new photography and relaunch the property visually.

It cannot correct an unrealistic asking price or change wider market conditions.

But where presentation is part of the problem, it can significantly change what buyers see.

Who We Work With

We provide professional home staging for private sellers and homeowners, estate agents, property developers, investors, landlords selling former rental properties and other property professionals preparing homes for sale.

Additionally, we work with landlords or property professionals needing to rent Furnished Properties, HMO's, Serviced Apartments or Holiday Lets

We are equally comfortable working directly with a homeowner or alongside their estate agent, photographer, developer or project team.

Good staging should support the wider marketing strategy rather than sit separately from it.

Interior Design + Property Expertise

Our background spans home staging, interior design and estate agency, giving us an unusual understanding of both how interiors work and how property sells.

Our Own Furniture Collection

Having our own staging inventory gives us far greater flexibility when creating schemes and allows us to mix furniture rather than relying on identical pre-set rental packages.

Individually Designed Schemes

We don't believe every property should look the same.

The scheme should suit the architecture, location, price point and buyer — not our Instagram feed.

Complete Installation

We don’t simply deliver furniture. Our team installs, dresses and styles the complete scheme, leaving the property ready for professional photography, marketing and viewings.

A Personal Approach

Every property represents something important to its owner. We take the time to understand your goals, property and timescale, and give each project the care and attention it deserves.

Designed With Buyers in Mind

We consider who is most likely to buy the property, what they need to understand about the space and how it will photograph and present online — so every staging decision supports the wider marketing strategy.

Simply send us:
